Reading the numbers

What goes into a monthly payment

  • Principal and interest

The loan repayment itself, worked out from the amount borrowed, the rate and the term. This is the part most people mean by 'the mortgage'.

  • Property taxes

These vary considerably by property and by assessment. Where a listing publishes its annual tax figure, we start the calculator from that real number. New Jersey property taxes are among the highest in the country and routinely change the affordability of an otherwise comparable house — if you are looking either side of the bridge, compare the tax line, not just the price.

  • Insurance

Homeowner's insurance, estimated. Flood insurance is a separate matter and can be significant on parts of Staten Island and along the New Jersey waterfront — worth asking about early.

  • HOA and common charges

Condos, co-ops and some townhouse developments carry monthly charges. Co-op maintenance often includes the property taxes already.

  • What is not included

Mortgage insurance where the deposit is under 20 percent, closing costs, escrow requirements and utilities. Your lender will give you the complete picture.
